It is 3 PM, the living room thermometer is reading 32°C, and the aircond is definitely running. You can hear the fan, you can feel a breeze, but the air from the vent is only mildly cool. What is going on?

Before you assume the worst and start searching for a replacement compressor quote, understand that there are five common faults behind almost every weak-cooling call our team at AC Service Pro Cheras attends. Most of them are cheap to fix. The trick is diagnosing the right one.

This guide walks through each cause, how to spot it, and roughly what a proper repair should cost in 2026.

Before You Do Anything Else, Check the Remote

Embarrassing but true: at least once a week we drive out to a weak-cooling call and find the remote is set to Fan mode or a 28°C target. The unit is working perfectly. Somebody just bumped the buttons.

Before you book a paid visit, confirm the remote shows a snowflake icon (Cool mode), the target temperature is between 24 and 25°C, and the fan is on Auto or High. If a family member recently had the remote and now the unit “will not cool”, this is where to start.

Cause 1: Filter and Coil Clogged with Dust

This is by far the most common cause of weak cooling. Dust, skin cells, pet hair, and airborne dirt settle on the filter mesh and work their way down into the evaporator coil fins. Once those fins are blocked, warm room air cannot reach the refrigerant properly, and cooling efficiency drops.

In Cheras the problem is worse than in most areas, because traffic on Jalan Cheras and the MRR2 pushes diesel particulate and construction dust into every high-rise intake. Condo owners in older buildings often need filter cleaning every two to three weeks, not monthly.

The Fix

If the filter is only mildly dusty, a DIY rinse under the tap restores airflow immediately. If it has been more than a year since the last professional service, you almost certainly need a full chemical wash. Dust inside the coil fins is not reachable with a cloth. Only a dismantled wash can get at it.

Cause 2: Refrigerant Leak

Refrigerant runs in a sealed loop and should never need topping up in a healthy system. If the gas is low, there is a leak somewhere, usually at a flare joint or a corroded section of copper pipe.

Tell-tale signs: the unit cools reasonably well for the first five to ten minutes after startup, then gradually warms up. You might hear a faint hissing from the copper pipes, or see frost forming at a specific joint on the outdoor unit.

The right fix is to pressure test, locate the leak electronically, solder the joint, vacuum the system, and recharge to spec. Anyone offering to “just top up” without finding the leak is setting you up for a repeat visit within weeks. Do not pay for it twice.

Cause 3: Frozen Evaporator Coil

Counter-intuitive but common. When airflow drops or refrigerant pressure falls, the coil runs below freezing, and moisture in the air forms a solid layer of ice across the fins. Once there is ice blocking the coil, cooling stops entirely and warm air blows from the vents.

Warning signs:

  • Air from the vents is actually warm, not just mildly cool
  • White frost visible on the copper pipe at the outdoor unit
  • Water dripping heavily as the ice thaws

What to do: switch the unit off for at least two hours and let the ice melt naturally. Never try to chip it off. Aluminium fins bend at the slightest touch and a bent fin block is its own separate problem.

Once thawed, run the unit on Fan-only mode for ten minutes to dry it out, then try cooling again. If the freeze returns the next day, the underlying cause (blocked airflow or gas leak) needs professional repair.

Cause 4: Capacitor or Contactor Failure

The capacitor is a small cylindrical component in the outdoor unit that delivers the electrical jolt needed to start the compressor. When it fails, the compressor never turns on, even though the outdoor fan spins normally.

How to spot it: the indoor fan blows air at room temperature (not cold), and when you stand next to the outdoor unit you can hear the fan but no deep compressor hum. Sometimes a faint buzzing or clicking.

Watch Out for the Capacitor Scam

Local forum boards are full of warnings about unscrupulous contractors claiming a capacitor is dead just to charge for the replacement. Our rule: if the compressor is actually humming and running, the capacitor is fine. A legitimate technician will test it in front of you with a multimeter and show you the microfarad reading before swapping it out.

Cause 5: Failing Inverter PCB (On Newer Units)

This one is less common than the other four but worth mentioning because we see it increasingly on inverter units installed five or six years ago in the first wave of Cheras high-rise developments. The PCB (printed circuit board) on inverter systems controls compressor speed dynamically. When it starts to fail, the compressor can get stuck at low power, producing the same weak-cooling symptom as a dirty coil.

Diagnosis needs a technician with the correct diagnostic tool for your brand. If the unit is within warranty, contact the brand service agent first. Outside warranty, expect a PCB replacement to cost between RM300 and RM700 depending on model.

The Cheras Afternoon Sun Factor

One local pattern worth knowing: weak cooling complaints spike between 2 PM and 5 PM on hot days, especially in west-facing units. The outdoor condenser temperature can climb past 45°C on the concrete ledges of newer high-rises, which makes heat rejection much harder. If your aircond works fine in the morning and struggles only in the late afternoon, the system is telling you it is slightly undersized for sun exposure rather than broken.

A shade panel over the outdoor unit can bring cooling performance back into spec, and it is a lot cheaper than replacing the aircond.

When to Call a Technician

Work through the remote check and the filter rinse yourself. If the problem persists for more than 24 hours after a basic clean, book a professional visit. A proper diagnosis on day one prevents a RM80 problem from turning into a RM1,500 compressor replacement.
